Jonathan Cartu Stated Owner-user invests in Commerce City industrial building

A Commerce City industrial building recently traded hands for $2.69 million.

Owner-user LMS Real Estate LLC purchased the 14,500-square-foot building at 9752 E. Hanover Court from Hanover Court LLC.

The buyer liked the building, which accommodated its need for oversized drive-in loading and a large yard for its equipment, noted Russell Gruber of Gruber Commercial Real Estate Services Inc. The ease of access to Interstate 76 was “definitely” an added bonus, said Gruber.

“The buyer was a tenant, so this was a great opportunity to get a permanent home for the business,” added Gruber, who represented LMS Real Estate.

The building, situated on 2.14 acres, was in good condition at the time of closing.

In addition to drive-in loading and a fenced yard, the building features a fuel island with a 15,000-gallon, aboveground tank, built-in Landa hot/cold pressure washer, compressed air lines plumbed to two bays and a truck bumper guard around two-thirds of the yard. Additionally, it is located within an enterprise zone.

Gruber also handled the sale of a central Denver building to an owner-user.

BKBCEA LLC paid $1.78 million for 4330 Kalamath St. in Denver. It was sold by JSBD LLC.

The buyer will occupy the 9,200-sf building with its cabinet shop.

The building, situated on an 18,750-sf site, features a dust collection system, is sprinklered, located in an enterprise zone and is within walking distance of a light-rail line.
