Compass agents RoseAnne Degliuomini and Joseph Vassallo recently closed on Red Hook’s most expensive single-family home to date for $4.35 million.
The three-bedroom, 3-bath townhouse, 156 Beard Street, was built in 1899. Designed as a waterfront property, its lowest level is raised, set on columns and has balconies and a roof deck. Selling the home took 4.5 months, but this time included a pre-marketing period.
“There was a lot of interest,” said Degliuomini. “The property was listed at $5.2 million with no price reductions. It was first pre-marketed through the Compass ‘Coming Soon’ program. After the pre-marketing period, it was live and on the market for just 59 days before going into contract” (with a lower closing price).
Along with the “Coming Soon,” feature, the agents also ran syndicated listings through RLS and utilized social media to promote the property. The home was also completely renovated and staged with the help of the Compass Concierge program. “We staged the entire home and painted some accent walls,” said Degliuomini, adding that Domaine was hired as a stager.
The buyers, who were new to the neighborhood but not the borough of Brooklyn, were a couple with a child. They were represented by Darryl Sherman, Nest Seekers.
